Conselho Federal dos Corretores de Imóveis (Cofeci)
Federal Board of Realtors (Cofeci) – Created in 1964 to regulate and monitor the activity of Realtors.
Companhia Metropolitana de Habitação de São Paulo (Cohab)
Metropolitan Housing Company of São Paulo (Cohab) – Founded in 1965 to facilitate access to housing of low-income people, according to the rules and criteria of the Municipal Government and the federal legislation.
Comissão ou Corretagem
Commission or Brokerage – Amount paid to the professional who mediates between the business owner and the consumer, facilitating the purchase or sale of a property.
Comprometimento de renda

Comprovação de renda

Carta de crédito FGTS

Building – Vertical construction with units with multiple objectives. Example: residential, commercial, hosting among others.
Enterprise – Any property with construction completed. Example: apartments, houses, shopping centers and halls.
Property speculation – Purchase and sale of property by an entity whose sole purpose is profit per asset.

Structure – Set of elements that gives support and stability to a work, or step on which to build the skeleton of the building.
Execution – Act to enforce the penalties, sanctions or collection in a signed contract.
Extrajudicial execution – Applies to the penalties provided for in the contract without recourse to justice. In this case, the execution is carried out by a trustee.
Judicial execution – Lawsuit in progress in court to apply the penalties specified in the contract.
Facade – Any one of the outer surfaces of a building. The term is used generally to classify the facade of the front or main facade facing the street.
Flat – Building a hotel run by professionals that offers its residents, infrastructure and services similar to those offered in a hotel. The idea is to look like a house.
Autonomous fraction – Horizontal parts of the property on which the building was divided. Example: houses, garages, shops, among others.
Guarantor – Responsible to pay the debt of another person. In the lease of property contracts, the presence of the guarantor is quite common.
Bail – It is the act or the contractual promise that gives the lender security of the payment of the debt, which is done through the promise of a third party guarantor.
Direct funding – The developer itself provides financing to the buyer to purchase the property.
Mortgage – Loan made with financial institutions to defray the costs of construction, renovation or purchase of a property.
Fundo de amortização
Sinking fund – Funds deposited in a special account at intervals, to pay off debts and interest that fall on real and personal property in order to repay the debt.
Fundo de Compensação das Variações Salariais (FCVS)
Fund Salary Variation Compensation (FCVS) – Responsible for paying the remaining balance of real estate contracts signed until 1993.
Fundo de Garantia do Tempo de Serviço (FGTS)

Fundo de Investimento Imobiliário (FII)

Financial encumbrance – A property that has a debt, a fact that prevents the sale of the same.
GEPAS – National Management Administration Liabilities FGTS.
GIFUG – Management Branch Administration FGTS.
Occupancy Permit – Certificate of completion of works, drawn up by the city in a region, which certifies that the newly constructed or renovated property meets the legal criteria. The property is only fit to be occupied after the release of this document, issued after onsite inspections by the city (compare the construction with the approved project) and tax public services (fire station, power company, water and sewer).

Índice Geral dos Preços – Mercado (IGP-M)

Imissão de posse

Imposto Federal sobre Operações Financeiras (IOF)
Federal Tax on Financial Operations (IOF) – Charged by the Federal Government for any transaction made in banks or funding.

Interest – Amount charged periodically that you made a loan and constitute the profits of the capital employed.

Matrícula do imóvel ou escritura

Memorial de incorporação

Market value – Value of purchase and sale of a particular property by experts.
Valor do contrato
Contract value – Sum of benefits to be paid by the owner assumed in the purchase and sale of the property contract.
Nominal value – value to be paid in a title.
Market value – Value of the sale of a property as determined by the city, taking into account characteristics such as length, location and the allocation of the use of the well.
Real value – Value of the thing itself, which does not vary by agreement or arbitration.
Vintenária – Certificate issued by the Registry of Property and Real Estate, stating the history of all the changes done well in the last 20 years.

Property Inspection – Inspection done on a property in order to verify that the urban building meets the legal requirements. Conducted by experts from the mayor and other professional providers of public services such as water and light, before dispatch of the occupancy permit and also the property, after the delivery of the keys by the builder owner.
Protected areas – are areas defined by the Master Plan of each city, which does not allow the construction of an urban building or rules that limit such construction.
Zoning – division of a city into zones, according to urban characteristics such as destination, type of construction and activity. Example: areas where there are shops, residences, industries, cultural heritage preservation, among others.
